One of the most exciting parts of the luxury real estate market is witnessing the ever evolving luxury building trends brought to life. Ultra-luxury design features seen in custom-built homes across the country are being integrated into spec homes built right here in the Pacific Northwest, as our top builders are constantly looking at ways to make our luxury buyers feel pampered while at home. We live in a hot-bed of luxury new construction; in the last 12 months alone, 36 new construction homes priced between $3M and $5M have sold, and 11 new construction homes sold for over $5M. I’ve toured almost all of the new construction luxury homes in West Bellevue and many beyond, and if you’re a design enthusiast, you’re going to love what’s happening in our market!

Here are my top 5 luxury new construction trends for the Pacific Northwest:

1. Private, fully-contained guest suites

A luxurious guest bedroom with an ensuite bath and walk-in closet simply doesn’t cut it anymore in the world of luxury living. With multi-generational living and/or nanny quarters in mind, the “Gen-Suite”, as coined by BDR Fine Homes, are main floor suites that can be fully locked off for complete privacy, but are also easily accessible to the rest of the main home. GenSuites include full kitchens with state-of-the-art appliances, living rooms, master suites with luxe bathrooms, free-standing tubs, heated floors and walk-in closets.

2. Wallpaper

More and more, wallpaper is making a comeback and can be seen in a few of our most luxurious homes. Luxury buyers are not looking for cookie-cutter, they want a home that supports their lifestyle and captures a snapshot of their uniqueness. Transforming powder rooms, dining rooms and beyond, wallpaper is bringing personality to otherwise less-than-remarkable rooms. Our most sought after builders and their teams of interior designers have captured some of the highest dollars per square foot with the help of the trending use of wallpaper.

3. Multiple kitchen islands

And you thought one was enough! The center of a home is the kitchen and when homes are reaching 6,000 square feet and beyond, the kitchen can be expansive. Generally speaking, there’s one island for food prep and another for gathering and socializing…imagine the possibilities for entertaining!

4. Glass-enclosed wine storage

Wine cellars in the basement have always been popular; however, we’re seeing builders creating glass-enclosed, temperature controlled wine rooms on the main floor for buyers to showcase their wine collection. Styled after the finest restaurants around the world, this trend brings the excitement and elegance of dining out into our luxury home buyers daily environment.

5. Tech

The Seattle area is one of the hottest tech markets in the country right now and our buyers expect technology integrated into their homes. Luxury homeowners want to be able to control their home systems with the touch of a button, and remotely from their smartphones. This includes home security systems, cameras, thermostats, shades, lights, entertainment systems and voice activate automation.
